Follow these simple steps to apply to rent one of our residential properties now:

  1. Review our qualification requirements listed below to determine your eligibility.

  2. Schedule a time to view the property and ask any questions you may have when we meet in person.

  3. Using the Apply Online button below, fill out an online application form and upload supporting documents for each individual age 18 or older that will reside in the household.

  4. After screening your application/s, and if you seem to be a good fit, we’ll send a form for you to approve a credit and background check. This non-refundable $59.95 fee is paid directly to our credit and background check partner company and is required for each individual age 18 or older that will reside in the home. (Note: Since you initiate and purchase the credit check, it is considered a soft credit pull and will not affect your credit score)

  5. We’ll choose the most qualified applicant and contact you with a decision.

  6. If you’re approved, we’ll schedule a time to sign the lease, accept first and last months’ rent, and a security deposit, give you the keys, and you may move in and begin enjoying your new rental home.


Qualification Requirements

  • Residential applicants must meet the following standards for qualification:

  • Applicants must have a current driver’s license or government issued photo identification and a valid social security number.

  • Applicant's monthly household income must equal or exceed three times the rent. (i.e. $1200 rent would require at least $3,600 in monthly income) All income must be from verifiable sources. Unverifiable income will not be considered.

  • Applicants must receive positive references from all previous landlords for the preceding 5 years.

  • Applicant may not have any evictions or unpaid judgments from previous landlords.

  • Applicants must exhibit a responsible financial life.  Credit score must be a minimum of 600.

  • Each member of the household age 18 or older must fill out an application.

  • A background check will be conducted for each household member age 18 or older. Applicant’s background must exhibit a pattern of responsibility.

  • Applicants must not have any felony convictions, except those prohibited for exemption under North Carolina or Federal Law.

  • All applicants and household occupants must be non-smokers.

  • Applicants and household occupants must not have pets that could damage the property.

  • Occupancy is limited to a maximum of 2 people per bedroom.

At property managers’ discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy may be granted to the most qualified, based on the above criteria at the sole discretion of the Property Manager.
